Question 1

Does buying property in Dubai give foreign nationals residency?

Accepted Answer

Buying property in Dubai can provide grounds for a residency application, but it does not grant residency automatically. According to the Dubai Land Department’s “Request for Investor Visa” service page (dubailand.gov.ae, September 2026), the AED 750,000 minimum property value for the two-year property investor residency was removed in April 2026: a sole owner has no minimum property value requirement, while each owner’s share in a jointly owned property must be at least AED 400,000. The ten-year Golden Visa starts at AED 2 million. GDRFA requirements are stricter, and reports in 2026 indicate closer scrutiny of visa applications from Iranian nationals; check the current requirements before signing a contract. The UAE does not grant permanent residency or citizenship through property purchases.

Question 2

Accepted Answer
